Panic-Proof Selling
So many sellers are in a rough spot today, owing far more on their homes than it is worth. Many homes are now 50-70% below its original purchase price. So what in the world do you do if you need to sell your home????
You may need to SLASH your price; you have to make your deal too hard to resist. This is so hard to hear and it is hard for your Realtor to tell you. Buyers are savvy today and they are looking for a deal and if the price is not right no one will get to see your beautifully designed home no matter how adorable it is.
To sell your home today it is wise to be a good 15 % below your competition. I know that it is not easy to take a loss but remember when you sold high you also bought high and now you are going to be able to buy your next home at a big discount as well. Don’t Panic, I am going to share 3 tips that will help you move that home.
- Price it right to start with, don’t have a wait and see attitude!!! Your first few weeks on the market is your best time to get attention so start out with the right price so it will sell. . . Don’t price it to sit.
- Curb appeal is your greatest asset after price. If the customer drives up to a junk heap they will just keep on driving, they will never get to see how really cute it is inside. I have had Realtors call me and say that they were so turned off by the outside they were not interested in going in. The opposite is also true for when you see an inviting landscape or nice color scheme that seems to catch your eye – it gives you the feeling that someone cared about the home before you got there.
- Now this seems so simple but it’s a BIGGY. The more available you make the property to show – such as having it on lock box and making it convenient to show – the more likely you are to sell quickly. If the store is not open then you probably won’t sell anything. Such is true with Real estate, if a customer can’t get into your home then they will just go right on down the road. There are so many choices today for buyers and they have never been more prudent in making their decision, so make it easy for them.
Price it right to begin with, make it inviting and keep the store open so they will purchase your home. The good news is there is a lot of activity on Panama City Beach and we are still the most wonderful place to live and enjoy our home and our families.
